Just had my offer accepted for my first house. I’m freaking-the-fuck-out.
15 V6 Mustangs level of freak out.
Market here is fucked, houses selling in under 48 hours for 10-20% over asking without conditions. I’ve been looking since last November.
I’ve been through a lot of shit holes in my price range, happy this place is move in ready and any changes are preference and weekend projects.
50x120ft lot, 3 bdrm, 2 full bath, finished basement, lots of kitchen counter space, spacious rear yard, deep detached garage with hydro (would hide an 18ft boat...), 4-5 car driveway. Quiet older neighbourhood (1950s), other houses on street look nice and well kept, and it’s a great location. Roof needs vents, pretty hot upstairs even with central air. Will likely spray foam the attic too.

Nice! I forget whereabouts you are, but markets are pretty fucked all over. My dad lives just north of Toronto, and he paid about $500k for his house a few years ago. He sold it this year for around $800k, I believe.

I’m in Waterloo. It’s crazy. Meanwhile my aunt and uncle just took a $500k loss on their house in the US, 5000sqft on 25 acers. Not sure what they actually sold/listed for.

Wow, that’s ridiculous. My girlfriend was in from Winnipeg, and she was floored when I told her how much houses go for the GTA.
Here’s hoping the housing market calms down in the next year or two. I think the government was talking about intervening due to how crazy it’s getting.

I love it! I got outbid on 5 houses when I bought mine. Similar market, though it was concentrated in my price range and where I was trying to buy. The good news is, 7 years later it's worth twice what I paid.

Pro tip. Closed cell spray foam only. Open cell is mold waiting to happen. Don’t be in the house when they spray . It can go south and when it does it can be 6' deep, south. If the two parts don’t mix properly it’s deadly. Other than that it’s great stuff

15 V6 mustangs wont buy you a lot with a burned down house on it where I live. The Bay Area’s housing prices can go fuck themselves. I don’t know how anyone does it here. It’s completely ridiculous.

Yeah. Life is a lot more affordable here in Alberta. However people have a bizarre aversion to taking even a little loss on their house. Since the market is so soft here now, people just aren’t selling. There’s not a lot for sale here in Edmonton. Not that it matters since I can't afford anything anyways.
